After renovating the existing water police building which was subject to a heritage overlay, Omni Property Group approached us at Dig Design to create them a new headquarters within a small + narrow tenancy on The Esplanade St Kilda.
The brief was to maximise the views overlooking the St Kilda foreshore, Luna Park and the Palais Theatre, providing accommodation for 4 offices, a general work area, reception + board room.
Located on the ground floor and occupying only 5.7m x 29m, we chose to locate the boardroom at the front of the tenancy raising it 450mm to maximise the views across St Kilda. Enclosed in full height glazing, the boardroom does not obstruct views and allows for the reception to be located further back in the tenancy.
The focal point of the entry into the space is a banded branding wall that winds its way through the tenancy. Starting as a solid element is becomes more transparent as it makes its way through the space, becoming a curved glazed wall enclosing the management offices allowing for views through the front windows.
This project contributes to contemporary design by challenging the idea of what a small office can be + creating a space with flows easily from front to back offering views across St Kilda even from the rear of the tenancy. Clever planning and the extensive use of full height glass partitioning, the limited internal space is almost completely transparent, with bay views possible from most areas.
The striking and highly visible boardroom at the front of the building completes a polished design and assists in providing a corporate identity that acts as a showcase for the client, offering them a truly iconic space to inspire clients and employees alike.
